An existing room comes with surprises behind the walls. The studio measures and opens up the key points before drawing, so the proposal is written against what is really there.

Every material is approved on a sample before it is ordered. If something unexpected is found once work starts, the project lead explains it in writing with the cost and the options before any extra work begins.
We saw every tile and every handle before they were ordered. Nothing on handover day was a surprise.
